Chalton Road, Bridge of Allan
PPCA was commissioned to advise, prepare and submit an appeal against the refusal of planning permission and conservation area consent for an extension to a C-listed villa in the Conservation Area of Bridge of Allan.
Written submissions covered all of the salient planning and conservation area issues. The Reporter concluded that the issues were:
- whether the rear extension affected the character of the listed building
- and whether the design and materials proposed would preserve and enhance the character and appearance of the conservation area
It was concluded that:
- the proposals involved "an appropriate design" and did not affect the setting or character of the listed building
- the large plot could absorb the extension, and that the character and appearance of the conservation area would be preserved.
Overall, the proposals met with Scottish Executive and local authority
policies. The appeals were upheld, and conditional planning and
listed building consent were granted.
